Misr Italia Properties (MIP) has announced the launch of “Hilltop,” the newest phase within its flagship coastal development, Solare, in Ras El Hekma. This launch signifies a major step in MIP’s ambition to redefine coastal living in Egypt, offering a year-round integrated lifestyle experience rooted in comfort, luxury, and contemporary design. The announcement coincides with significant construction progress across Solare, underscoring MIP’s commitment to timely delivery and premium quality.

The Hilltop phase at Solare boasts panoramic sea views and modern architecture inspired by Miami’s contemporary lines and Mediterranean city lifestyles. Set across cascading elevations ranging from 26 to 36 meters above sea level, Hilltop offers enhanced privacy and expansive vistas. The phase features over 5,000 sqm of swimmable lagoons, providing each building with its own private beachfront, and a diverse range of two and three-bedroom units. A new Rooftop Clubhouse, positioned at the project’s highest point, offers open views of the surrounding landscape.

Hilltop’s strategic location near the Solare Downtown district further enhances its appeal. Solare Downtown, an integral part of the larger development with an estimated investment of EGP 10 billion, is envisioned as Ras El Hekma’s premier commercial, entertainment, and tourism hub. Spanning 40 feddans, it’s expected to attract approximately 30,000 visitors daily.

Eng. Mohamed Khaled El Assal, CEO and Managing Director of MIP, emphasized the company’s vision of creating exceptional, fully integrated destinations that transcend traditional residential concepts. He stated that Solare, themed “A Place Where the Sun Never Sets,” perfectly embodies this vision, offering 16 diverse residential, leisure, and entertainment experiences that operate year-round. El Assal highlighted the crucial role of strong partnerships with top-tier local and international experts, including EDSA and Whitespace Architecture for master planning, and Synthetic and Design Avenue for architectural designs, in achieving this level of excellence.

Spanning 386 feddans, Solare Ras El Hekma features a one-kilometer-long sandy beach and a three-kilometer seafront. The project is meticulously designed across seven elevations, rising up to 36 meters above sea level. It includes over 100,000 sqm of swimmable lagoons, with 30,000 sqm of private lagoons, ensuring that 82% of the units offer direct water views.

MIP’s development philosophy integrates premium hospitality into its luxury living experiences. Solare Ras El Hekma exemplifies this by incorporating 800 hotel rooms and branded residences, creating a year-round, all-encompassing experience designed to exceed customer expectations.

Construction at Solare is progressing steadily. Excavation, backfilling, and steps works are complete, with structural work ongoing for seafront units and finishing works for cabanas. Land grading for phases one and two is finalized, with approximately 80% completion for the remaining phases. These achievements are a result of MIP’s collaboration with RedCon, a leading regional construction firm.

Currently, 723 units are under construction within the project, representing an investment of approximately EGP 1.3 billion. For phase two, focusing on villas, nearly 30% of construction work is complete. MIP has also commenced work on the next phases, including internal and external finishing works, and plans to initiate new construction activities for 1,635 units (chalets and villas) with an estimated investment of EGP 7.5 billion. The first handovers are scheduled for 2027
